All JLPOA Board members are elected to interact with Owners, including accepting suggestions and written complaints. All Board members are also responsible to help identify infractions including unmanaged weeds, pets not under control, noise issues that hinder the enjoyment of other Owners, and water issues including waste and leaks—since this is a shared resource.

 

BOARD ROLES AND RESPONSIBILITIES

President

Responsible for overall managed of JLPOA, including:
Schedule and manage JLPOA Board meetings (including Annual Meeting)
Manage boat inspection system
Interfaces with State Park and Park Rangers, Morgan County agencies,
including Sheriff and Wiggins Police Depts.
Manages relationship with outside counsel
Monitors all vendors and contracts for qualifications, price, and performance
Interacts with Owners—including inquiries, violations, and enforcement
Represents JLPOA Board on committees as assigned
Monitors condition and state of repair for JLPOA assets—greenbelts,
clubhouse, pump facility, etc.
Manages committees progress, budget proposals, and adequacy of reserves

Vice President

Assist and fill in for JLPOA President as needed
Represent JLPOA Board on committees as assigned
Manage community vault inspection system with Morgan County and
Northeastern Colorado Public Health
Chair Governing Documents Committee

Treasurer

Manages JLPOA financial books and records
Manages outside accountant , including preparation of required tax returns
Participates as Board representative on Budget and Audit Committees
Manages JLPOA banking relationship
Collects and disperses JLPOA funds

Secretary

Manages official documentation for JLPOA, including Board meeting Minutes
and Agendas
Maintains Events Calendar and coordinates Clubhouse reservations
Maintains web updates
Board representative on Entertainment Committee

Maintenance

Manages all facets of JLPOA asset maintenance, including all water issues
(leaks, repairs, usage, costs, etc.), in full coordination with JLPOA Board
Represents JLPOA on Ditch Company Board of Directors
Oversees vendor contractual performance (mosquito spraying, tree trimming,
mowing, trash pickup, clubhouse propane, and clubhouse septic vault, etc.)
Responsible for security of all JLPOA assets
Propose purchases to replace or upgrade maintenance capabilities

Director at large #1

Water System committee chair
Oversees seasonal water hookups (including back flow and labels at hydrant),
including disconnect as warranted per Morgan County rules

Director at large #2

Weed and Trash monitoring, including sending compliance letters as needed
Monitors greenbelts (cursory review for use and maintenance)
Monitors trees (helping identifying dangerous limbs and/or tree removal as
needed)
